49 Storey Tower Near Kipling Station Coming to Etobicoke

Marlin Spring Developments has unveiled plans for an ambitious 49-storey residential tower at 5280 Dundas Street West, near the bustling Kipling station in Etobicoke. This high-rise aims to cater to the increasing demand for residential spaces in transit-accessible locations and aligns with Ontario's push for urban densification in Major Transit Station Areas (MTSAs).

 

Project Location and Site Details

The site is located at the northeast corner of Dundas Street West and Acorn Avenue and spans 1,264 square meters. It currently hosts a single-storey building with two restaurant tenants and a surface parking lot. The surrounding area, which includes low-rise commercial properties, is rapidly changing to accommodate increased urban density. This proposal would further transform the site into a modern, residential high-rise hub.

 

Proposed Features and Specifications

Marlin Spring has filed for a Zoning By-law Amendment to replace the existing structure with a 49-storey residential tower. Designed by Jahan Mehr Architects, the building will stand 167.9 meters tall and provide a total of 541 residential units. The majority of these units (71%) will be one-bedroom suites, catering to young professionals and commuters looking for convenient urban living options.

The building’s massing includes a three-storey podium that will front Dundas Street West and Acorn Avenue, integrating well into the streetscape. This podium design not only supports the tower but also contributes to the visual appeal of the neighborhood.

The proposed Gross Floor Area (GFA) of the development will be 23,448 square meters, entirely dedicated to residential use, resulting in a Floor Space Index (FSI) of 18.5, highlighting the dense utilization of the site.

 

Amenities for Future Residents

To ensure a comfortable urban lifestyle, the development includes a wide array of amenities:

  • 1,498 square meters of indoor amenities spread across levels 1 to 4
  • 687 square meters of outdoor amenities on the fourth-floor terrace, which will serve as a green and relaxing communal space for residents

Elevators and Parking

The proposed tower will have four residential elevators, with each elevator expected to serve an average of 135 units. Urban Toronto reports that the building will also feature a three-level underground parking garage with 39 parking spots for residents and 8 spots for visitors. Given the strategic location near multiple transit options, the focus is on reducing car dependency, with fewer parking spaces but a strong emphasis on alternative forms of transportation.

 

Bicycle-Friendly Features

To promote eco-friendly commuting, the development includes significant provisions for cyclists:

  • 502 long-term bicycle parking spaces for residents
  • 108 short-term bicycle spaces for visitors

This extensive bicycle parking will help foster an active transportation culture among residents, fitting well within Toronto's broader strategy of encouraging cycling as a preferred mode of travel.

 

 

Connectivity and Transit Accessibility

The proposed residential tower is ideally located for those relying on public transportation. It is only 400 meters (a 5-minute walk) from the Kipling Station Mobility Hub, which is serviced by:

  • The TTC Bloor Line 2
  • Multiple TTC bus routes
  • MiWay services
  • GO Transit’s Milton Line (both trains and buses)
