Naperville City Council has officially approved two major residential developments, adding 154 new homes to the city’s growing housing stock. With price points ranging from $700,000 townhomes to luxury rentals reaching $5,000 per month, these projects are not just reshaping the urban landscape but also presenting substantial opportunities for local construction professionals.

Northwoods of Naperville by M/I Homes

The Northwoods of Naperville project will convert the former 12-acre DeVry University site at 1151 E. Warrenville Road into an enclave of 64 upscale townhomes. M/I Homes has already closed on the land, with demolition of the existing 67,000-square-foot office building completed in June. Land development is in progress, and pre-sales are expected to begin this fall.

Two new lines of townhome designs are being introduced:

  • Urban Series – These four-story units include rooftop decks, second-floor balconies, and floorplans ranging from 2,669 to 3,152 square feet. Options include two to four bedrooms, three to four bathrooms, and rear-load two-car garages.

  • Revival Series – Traditional two-story homes ranging from 1,991 to 2,436 square feet. Layouts offer three to four bedrooms, 2½ bathrooms, walk-out basements, and attached front-load garages. One floor plan includes a first-floor owner's suite.

RE Journals reports that all homes will feature contemporary designs with gray siding, cedar wood accents, and black brick façades. The site is surrounded by mature tree growth and borders the Herrick Lake Forest Preserve. Its location also provides excellent access to I-88, I-355, Route 83, and Route 59.

The Residences at Naper & Plank by Lincoln Property Co.

Lincoln Property Co. will develop 34 townhomes and 56 rowhouses on an 8.2-acre site at Naper Boulevard and Plank Road. The project includes:

  • Luxury Rentals – Monthly lease rates range from $3,900 to $5,000.

  • Public Green Space – A new park at the southeast corner developed in collaboration with the Naperville Park District.

  • Traffic Flow Improvements – Access points on both Tuthill Road and Burlington Avenue.

  • Pedestrian Connectivity – Sidewalks and a walking path are planned to enhance access.

Despite some local opposition over traffic, cost, and neighborhood aesthetics, the city council approved the land annexation, zoning variances, and final plat required for the project to proceed.
