Trolleybus proposes 15 storey condo tower in toronto

Trolleybus Urban Development Inc. is seeking a Zoning By-law Amendment for a 15 storey, 52.5 metre-tall condominium tower that steps down to 8 storeys facing Gowan Avenue.

Urban Toronto reports that the redevelopment is proposed in the Broadview North neighbourhood in the East York area of Toronto on a number of properties from 5 through 19 Cosburn Avenue and 8 through 40 Gowan Avenue. The proposal is designed by IBI Group and includes a new public park and mid-block connection.

The project consists of a consolidation of 8 detached single family dwellings and 4 semi-detached buildings, 16 units in total, which are going to be demolished. Adjacent properties to the west and south consist of low-rise detached and semi-detached dwellings. Across the street to the north are low-rise houses and apartment buildings. Adjacent to the east is a 22 storey Tower-in-the-Park style apartment tower. 

The proposal would add to the growing history of lot consolidation and apartment redevelopment in the area which has been re-ignited recently largely due to a proposed Ontario Line station to be built at Cosburn and Pape.

The 15-storey building would face Cosburn Avenue with its uppermost floors stepping down towards the south. An 8-storey podium building facing Gowan Avenue would begin to step back above the fourth floor, transitioning to the lower-scale neighbourhood to the south.

The Gowan building would feature the following:

 

 - 450 m2 landscaped amenity terrace atop of the building

 - 65 m2 indoor amenity space on the ninth floor of the tower to the north

 - 120 m2 green roof would top the southeast corner of the building

 - New pedestrian connection will be established along the western property line

 - 456 m2 public park in the northwest corner of the site facing Cosburn

 - Two residential lobbies located on ground level

 - 632 m2 of indoor amenity space

 - 632 m2 of outdoor amenity space

 - Bicycle storage room

 - Indoor loading and garbage rooms

 - Residential units will include 2-story townhouse units 

 - Two level underground garage with 192 spaces

 - 158 parking spaces for residents

 - 34 parking spaces for visitors

 - 317 bicycle parking spaces

 - 285 long-term spots

 - 32 short-term spots

 

A gross floor area of 25,950 m2 is proposed along with 771 m2 of landscaped open space and 590 m2 of paved surface area. 

There are 316 residential units which will be divided as:

 

 - 207 one-bedrooms

 - 76 two-bedrooms

 - 33 three-bedrooms of which 10 are townhouse units

 

According to Toronto Storeys, the proposal seeks to build a new pedestrian connection along the western property line, 3 metres in width, extending north from Gowan Avenue to a proposed 456 square metre public park proposed at the northwest corner of the site. 

The ground level of the building will be comprised of two residential lobbies located at the north and south ends of the site and connected by a central corridor that extends from both residential entrances along Cosburn and Gowan.
