The City of Toronto received an application seeking Official Plan and Zoning By-Law amendments to permit a new mid-rise building for accommodating students located at 294 Sherbourne Street.
The long-vacant, 1,274 m2 site would be redeveloped with a 10 storey residential building designed by superkul for developer MPI Group.
According to Urban Toronto, the project will include:
- Seven-storey tower placed atop a three-storey podium
- Total height of 37.45 metres
- Gross floor area of 5250.6 m2 entirely for student residence uses
- 178 beds proposed in 153 units
- Mix of 128 studios and 25 two-bedrooms
The exterior design incorporates a mix of materials and the podium consists of:
- Bays of windows
- Arched openings
- Modern styled mansard roof to reflect the architectural style of surrounding buildings
- Bricks in multiple tones
- Indoor and outdoor amenity spaces are designed to cater to student needs
- Ground floor for communal gathering space
- Storage rooms
- Small parking area
- Loading/waste collection room
- Amenity spaces planned for levels two and three
- Below-grade level for games room, additional storage spaces, back-of-house uses and pair of bicycle storage rooms
The project is not affiliated with any particular educational institution but is located in an area that is conducive to those studying at Ryerson University, the University of Toronto's St. George Campus, George Brown College's St. James Campus and OCAD University.
This area of Toronto is a walker's paradise. Daily errands do not require a car and has world-class public transportation. It is also a biker's paradise and most errands can be accomplished on a bike.
