Chicago developer Fifield Companies recently got their permit for a 12 story apartment building located at 740 N. Aberdeen Street in River West. The mid-rise building was designed by FitzGerald Associate Architects. A parking lot and a 5,000 square foot building that is currently vacant will be replaced by the new development per Chicago Curbed.
The vacant building was previously owned by real estate investor John Kelly who was planning on redeveloping the site back in 2017. The new plans call for the following:
- 188 rental units
- 80 parking spaces
- 2,400 square feet of ground floor retail
- Pool deck
- Fitness center
- Party room
- Co-working space
- Dog park
This project is the second major transit-oriented development to be built across from the CTA's Chicago Avenue Blue Line stop. The other developments are the two-tower, 363 unit Spoke Apartments at 728 N. Morgan Street and the 196 unit tower that is currently being built at 730 N. Milwaukee Avenue.

Fifield Companies will have a formal groundbreaking ceremony later this year. The expected completion date is in October 2020. Fifield also developed the 727 West Madison tower in the West Loop and the redevelopment of Logan Square's former Mega Mall site into 220 apartments.
According to Chicago Cityscape, the estimated cost of this project is $4,150,000.00
