It has been 18 months since the first construction permit was received, but the 15 storey condo known as the Benham is finally ready to begin foundation work at the northwest corner of Erie and LaSalle in River North. On Friday, the first caisson liners were delivered and will form the building's below ground foundation per Chicago Curbed.

The project was developed and designed by Sedgwick Development and will include 31 high-end residences offered entirely of three-bedroom floorplans. The building will also include the following:
- Outdoor pool deck
- 53 spot parking podium
- Ground floor retail space at the corner
The condos are already 40 percent sold according to Art Collazo with Jameson Southeby's International Realty.
The Bentham is replacing the low-rise former Erie-LaSalle Body Shop structure which was demolished in 2017. If work moves forward as planned, the first residents could be moving into the lower floor units in about 16 months.
According to Chicago Curbed, all 31 three-bedroom, three-bathroom condos are priced above $1 million.
The upcoming tower will share a block with two other rental developments: The Ardus and Marlowe.
Per the Bentham Chicago, the Bentham will provide five-star amenities which will include the following:
- 24 hour door staff
- On-site maintenance personnel
- Dry-cleaning services
- 15th Floor rooftop with pool, sun deck and fire pits
