Redevelopment Plans for Sears & Parking Garage Get Approved

Plans were approved by the Chicago Plan Commission to turn the former Sears complex at 7152 W. North Avenue into new retail space topped by loft-style apartments. The development which is located near the border of Galewood and Elmwood Park comes from Seritage Growth Properties and Highland Park-based Tucker Development. The proposal which was designed by Hirsch MPG Architecture, was filed as two separate zoning applications per Chicago Curbed.

The location at 7152 W. North Avenue calls for a five story complex with 161 residential units, a grocery store, health club and 462 parking spaces. At the 7141 W. Wabansia Avenue location, a new four story development with 152 units and 177 parking spaces is also planned.

According to the Chicago Sun Times, Seritage Growth Properties with Tucker Development plan to invest $1117 million into this project. The zoning attorney for the projects stated that the residences will all be rentals. For the Wabansia project, 27 units will have a townhouse design. No date was given for when construction is to begin.

The developers will also provide $1.2 million to the city's affordable housing fund to support construction elsewhere. As far as these sites, the developers have committed to eight affordable homes that would offer below-market rents.

Per Chicago Curbed, another one of Chicago's former Sears stores is also going to be redeveloped. Seritage and Tucker are teaming up to repurpose the shuttered Six Corners Sears location at the border of Old Irving Park and Portage Park neighborhoods but the companies have not formally presented the proposal to the public yet.

The Chicago Plan Commission also approved a zoning change to convert an existing parking garage from the 1920's which is located at 3115 N. Broadway in Lakeview into a mixed-use building with 72 apartment units.

JSM Venture and architecture firm Hirsch MPG will build a two-story addition on top of the old structure and include ground floor retail and 60 parking spaces.

The applications approved by the Chicago Plan Commission will go to the Chicago Zoning Committee for a second vote. They will then go to the Chicago City Council for final approvals.

According to 44thWard.org, JSM Venture and architects Hirsch MPG are excited about bringing Class-A multi-family apartments to the neighborhood. They are continuing to work with the community group and the Alderman and changing their plans slightly for everyone's satisfaction.
