Optima Inc. has submitted a plan to turn the site of the former Treasure Island grocery store and parking lot into a massive apartment complex. 44th Ward Alderman Tom Tunney revealed the plan to the Lakeview residents at a community meeting. The site is located at 3460 N. Broadway per Chicago Curbed.
Optima Inc. has designed, developed and built quite a number of projects in the Chicago area including rental towers in Evanston, Skokie and Streeterville.
Optima Lakeview is designed with a glassy, contemporary aesthetic and will include the following:
- Eight story, transit-oriented building
- 246 efficiencies
- one, two and three bedroom rental units organized around a central atrium
- 25 apartments will be offered at an affordable rate per Chicago's Affordable Requirements Ordinance and Optima plans to build 13 units on-site and pay $1.5 million into the city's Low Income Housing Trust Fund
- Ground floor will contain 8,880 square feet of retail space fronting Broadway
- Indoor parking for 107 vehicles and 129 bicycles
- Fitness center
- Pool deck with spa
- Game room
- Basketball court
- Rooftop deck and mechanical penthouse top-out at 105 feet
- On-site property management and 24/7 concierge
Treasure Island closed its last six stores which included the North Broadway location, in the fall. Optima is also seeking a zoning change from the city and then to a Planned Development. The Chicago Plan Commission, the Committee on Zones and the full City Council will have to approve this.

According to Alderman Tom Tunney's website, the building will feature a series of setbacks creating sculptural relief along Broadway with an undulating facade. The setbacks will provide for landscaped retail spaces that promote sidewalk cafes and outdoor eating areas along the streets. Warm-toned colors will consist of transparent light bronze glass and an opaque black-brown window wall to complement the surrounding neighborhood. The building will also have a distinctive landscaped interior atrium that will run through the center of the entire building and will be enclosed by a fixed in-place skylight at the roof to bring in natrual light into the interior of the building.
