The Minto Group has resubmitted a proposal for site plan approval for a condo building in Toronto's Entertainment District that was originally submitted in 2016. Those plans called for a 12 storey condominium development that has now evolved into a 14 storey building. The building was designed by Sweeny & Co Architects and will be located at 121 Portland Street per Urban Toronto. The developer, The Minto Group, has submitted an application for Site Plan Approval.
The new plans include the following major revisions to the architectural expression:
- Exterior features will include a grid of white and copper-hued precast concrete panels
- Metal balustrade balcony guards
- Mix of opaque spandrel panels and metal slab edge coverings on upper floors
- Increases to both the building height and unit count
- New plan measures 8 feet higher than the previous iteration, reaching up to 49.3 metres
- Total of 118 condominium units proposed, an increase from 105 previously
- Mix of 48 one-bedrooms with average sizes of 53 m2
- 46 two-bedrooms with average sizes of 73 m2
- 24 three-bedrooms with average sizes of 81 m2
- 275 m2 of retail on the ground floor
- 9,469 m2 of residential space housed on the levels above
Residents would have access to a total of 472 m2 of amenity spaces, 236 m2 each of indoor and outdoor amenities. The indoor amenity area is proposed to share the 14th floor with residential units and mechanical space, with stairs and an elevator connecting residents with the outdoor space above on the building's roof.

They now have 70,000 new homes under their belts with more than 17,000 residential rental homes and apartments to manage, and a commercial portfolio of more than 3 million square feet of office, retail and industrial space.
