Developer PCR Group is proposing a mixed-use development at 3327 N Lincoln Avenue. The proposed structure, designed by Jonathan Splitt Architects, will incorporate the existing buildings' unique features while promoting modern urban living and efficient use of space.
The new development brings a refreshing outlook while staying true to the neighborhood's history. The former home of the cherished 100 year old Dinkel’s Bakery will retain its identity as the old storefront and neon marquee sign are preserved. This respect for the past creates an exciting blend of the old and new, with the western facade of the six-story, 80-feet tall building showcasing this historic touch. Now developer PCR Group has submitted a rezoning application for this project.
Chicago Yimby reports that the first floor of the development is designed to cater to various needs. A 2,700 square-foot commercial space along Lincoln is sure to attract vibrant local businesses. The ground floor will include:
- Residential lobby
- Co-working amenity space behind the Dinkel's facade
- 20 Vehicle parking garage
- 42 bicycle parking spaces
- Retail space
The mixed-use development ensures a balanced community with 42 residential units of various sizes. The residential component of the project will split the 42 units into 4 studios, 10 one-beds, 21 two-beds and 7 three-beds, all spread across the second through sixth floors. These units range from 628 to 1,318 square-feet.
In line with city ordinances, 20% of the units will be designated as affordable housing. Each unit will also feature an inset balcony, providing private outdoor spaces to residents.
The project is designed with resident well-being in mind. The amenities will include the following:
- A fitness room on the second floor
- Select units will get private roof terraces
- Rooftop amenity space connected to a large outdoor deck
- Convenience of the CTA bus routes 9, 77, and 152 within a short walk for residents
The building's design is a refreshing departure from traditional urban structures. Its form uses multiple setbacks and insets to break up the massing. Clad in a mix of corrugated metal, various colors of metal panels, and dark colored masonry, the building embodies a modern aesthetic while still respecting its historic roots.
While the construction timeline has not yet been formally announced, the developer anticipates the project to be delivered by 2024.
