Oxford Properties Group, which owns Scarborough Town Centre, is awaiting approval from the City of Toronto for a three-tower rental apartment complex at 25 Borough Drive, just west of the Scarborough Town Center. The three towers would reach 32, 41 and 50 storeys.
Urban Toronto states that the development, designed by BDP Quadrangle, would include the following:
- Three towers
- 7-storey podiums
- Retail and townhome units at grade
- 1,342 purpose-built rental units
- 72 studios
- 712 one-bedrooms
- 448 two-bedrooms
- 101 units of 3 bedrooms or more
- Gross floor area of 110,599 m2
- Includes 1,508 m2 of at-grade retail space
- Two levels of below-grade parking with 748 parking spaces
In 2019, official Plan and Zoning By-law Amendment applications for the development were submitted. The applications were re-submitted in July, 2020 after discussions with City Staff regarding the design on Borough Drive pertaining to streetscape configuration and cycling infrastructure including a Right-of-Way Study with new grading and landscaping details.
The Daily Hive reports that there will also be over 5,000 square feet of indoor and outdoor amenities for the buildings' residents to use, including the seventh floor which has been set aside as an amenity floor.
Although the development would be much larger than surrounding buildings, the developers plan to use a seven-storey podium at the base of the towers which would help to integrate the towers into the area.
The project's planning rationale is that the podium will be articulated through massing and materials to reduce the perceived scale of the base. A slight recess in the lower two floors helps to better define a pedestrian scale and create more generous streetscapes.
