Developer Onni Group's megadevelopment on Goose Island was approved back in the summer of 2021 and will replace the current Greyhound bus facility on Goose Island. The first phase will include:
- A 46 story mixed-use tower
- 460 residential units
- 20,000 square feet of retail space
- 5 story podium
- 200 parking spaces
- Amenity space for residents
Chicago Urbanize states that the overall development will include a total of four phases and is expected to deliver:
- Up to 2,650 residential units
- Retail space
- A hotel
- 1,470 parking spaces
After Phase 1, the subsequent towers will follow in a clockwise direction around the site. On the northeastern corner of the site, Phase 2 will include a 30-story and a 45-story tower with 1,150 apartments, commercial space and 500 parking spaces.
At the southeastern corner of the site, Phase 3 will include a 65-story mixed-use tower. Rising 691 feet, the tower will have 1,015 units with 18,000 square feet of retail and 600 parking spaces. This phase will also deliver over 100,000 square feet of outdoor green space with a new riverwalk and market plaza.
The final phase will sit on the southwest corner of the site, delivering a 28-story hotel standing 313 feet tall. The building will have 2,150 square feet of retail space and 300 hotel keys.
A DataBid blog titled Onni Group Proposes Massive Development on Goose Island states that this could be the first residential development on Goose Island since the city relaxed zoning rules along the North Branch of the river back in 2017.
Onni Group took control of the site in February and has been prepping the building and site for demolition. Work has begun on the site to remove underground tanks and coordination with local utilities has been ongoing to clear the building before demolition.
According to Chicago Urbanize, permits for the demolition have been submitted and work is expected to begin in May. Onni Group is targeting Q4 2023 to break ground on Phase 1 with a 24 month construction timeline to follow. The developer also has plans to build a pedestrian bridge that would require backing from the U.S. Army Corps of Engineers.
The Real Deal reports that Onni is the first developer to plan a residential real estate flag on Goose Island, which until 2017 was only zoned for industrial use. But a citywide rule covering nearly four miles along the river paved the way for several major mixed-use projects, most notably Sterling Bay's $6 billion Lincoln Yards development.
