Work has started on a River North condo at the intersection of Superior and Sedgwick Streets but a larger development at Huron and Orleans has stalled out around the corner. Foundation work has officially begun on the new condominium building known as Superior House per Chicago Curbed.
Ascend Real Estate Group is the developer of this project that was designed by FitzGerald Associates Architects. A pair of demolished low rise commercial buildings will be replaced by the 12 story development.
The new building is expected to open next spring and half of its 34 two to four bedroom residences are already under contract. The remaining units are priced from about $1 million to $3.5 million.
Chicago's rental boom has far out-paced the condominium market which has been slow to recover from the Great Recession. The recent return of boutique projects like The Bentham, Three Sixty West and Renelle on the River is, however, an encouraging sign.
One block to the southeast of Superior House, a condo proposal slated for the corner of Huron and Orleans has been called off. JFJ Development's plans for a 24 story, 71 unit building known by the address of 312 W. Huron fell through.
According to Buzz Buzz Home, the sizes for the available units range from 1770 to 3490 square feet. The amenities include the following:
