First Capital has submitted Official Plan Amendment and Zoning By-law Amendment applications to the City of Toronto to build two residential towers and a mixed-use podium at 895 Lawrence Avenue East.
The site is located at the southwest corner of Lawrence Avenue East and The Donway West, right across the street from the Don Mills Branch of the Toronto Public Library, and the Shops at Don Mills.
The proposal was designed by WZMH Architects and will include:
- Two residential towers
- Rising 17 and 22 storeys
- Mixed-use podium
- Total of 438 residential units
- 5,000 ft2 of retail space fronting onto Lawrence
- Landscaped pedestrian plaza opening up the corner at The Donway
- Additional streetscape improvements are proposed surrounding the entire site
- 6,000 ft2 of indoor and outdoor amenity space located on the first, second and seventh floors
- 334 vehicle parking spaces are proposed for below grade
- 438 bicycle parking spaces
Urban Toronto states that the development will replace a two-storey commercial plaza and its parking lot which currently has nine retail units on the ground level and offices on the second level.
The podium and tower elements are designed to promote an enjoyable pedestrian experience at-grade and create a visually interesting sightline to the plaza.
