Mixed-Use Development Planned for Lincoln Square

A demolition permit has been issued for the property at 4454 N. Western Ave, located on the southwest corner of N. Western Ave and W. Sunnyside Ave, across from Welles Park. Developer Gerard Coyle of AG Coyle Concrete plans to clear a one-story masonry building to make way for a proposed mixed-use development.  

To facilitate the development, the developer is seeking a rezoning from C1-2 to C1-3. This proposed rezoning is currently under review and will need approval from Alderman Matt Martin of the 47th Ward, the Committee on Zoning, and City Council. 

Design Overview

Designed by 360 Design Studio, the new construction will be a five-story building rising 55 feet tall. The exterior will be clad in brick with stone detailing, aluminum accent panels, and glass railings for the balconies. The project will also feature green roofs and include 2 EV charging stations within the garage.

The project will include the following:                                                                                            

 - 1,100 square feet of commercial space on ground floor fronting N. Western Ave

 - Residential entry along W. Sunnyside Ave

 - 9 car parking spaces and 8 bike parking spaces for residents and visitors

 - Upper four floors will house 8 for-sale condominiums

 - Three bedrooms and two bathrooms each

 

The condos, measuring between 1,274 and 1,376 square feet, will have balconies facing N. Western Ave. The two top-floor condos will have dedicated access to private roof decks on the sixth floor.

 

 

Urbanize Chicago states that these units are expected to sell for between $575,000 and $650,000. All units will be accessible via an elevator and have balconies facing N. Western Ave.

 

Demolition and Construction Timeline

With the demolition permit issued, contractor Platinum Homes Development can begin demolition on the site. If approved, the new construction is expected to last 9-14 months once commenced, bringing much-needed density to the growing neighborhood.

 

Location and Accessibility: Proximity to Transit Routes

Situated on the southwest corner with W Sunnyside Avenue and directly across from Welles Park, the development offers excellent accessibility. Residents will have direct access to CTA bus routes 49, 78, 81, and the CTA Western Brown Line station within a five-minute walk.
