Developed by City Pads and designed by NORR, the 1535 N Fremont mixed-use project is set to rise 5 floors and 75 feet in height, replacing a vacant surface parking lot.
This development will consist of the following:
- 132 residential units
- 8,000 square feet of ground-floor retail space
The residential component of the project will offer a diverse mix of unit types, including:
- 112 studios
- 12 one-bedrooms
- 8 two-bedrooms
- 26 of these units will be designated as affordable housing for those making 60% of the Area Median Income (AMI), while the remaining units will be available for those making up to 140% AMI (around $100,000 for individuals).
The parking component will be made up of:
- 29 vehicle parking space
- 132 bike parking spaces located on the ground floor.
- Vehicular access to the parking garage will be provided via a curb cut and entry along N Fremont Street at the southern end of the building.
Urbanize Chicago reports that the architectural design of the 1535 N Fremont project will create a visually striking presence along the street. The ground floor will feature storefront glazing and a brick base, providing visibility and street-level activation for the retail spaces. The residential entry will be emphasized with a framed opening, interrupting the brick facade and allowing the upper floors to come down and meet the ground.
The upper levels of the building will be clad in a combination of fiber cement paneling and ribbed metal panels, with the massing broken down into smaller bays to create visual interest and scale. This thoughtful design approach aims to integrate the new development seamlessly into the existing neighborhood character.
