The Chicago Plan Commission has approved the mixed-use development at 360 N. Green Street in Fulton Market. This will replace a vacant lot just east of the Guiness Brewhouse. The Sterling Bay-led project is being designed by Gensler and has had quite a few revisions already.
Chicago Yimby states that the approval is the second tower moving forward this month in the area with the residential-heavy 1353 W. Fulton Street also getting approved.
This project will include the following:
- 399 foot tall tower
- 24 floors
- Topped by two large mechanical floors
- 38,000 square feet of outdoor public space
- Balconies
- Expansive fitness deck
- Ground level pocket park that will go past the building along the Metra tracks south of the site up to the Guiness Brewhouse
- Retail at tower's base
- Outdoor space on each floor with terraces
- Recreation areas
- New green getaway with dense foliage
- Large lobby
- parking garage for 90 vehicles
- Secure bike room
- Amenity floor with outdoor deck space with angular columns holding the office tower above
- Featuring 500,000 square feet of leasable office space
- 24/7 security
- Conference center
The 2021 plan was to have a 425 foot tower but has now been revised to 399 foot height. The office component of the tower will now have smaller floor plates to allow future tenants to better separate their space and rent full-floors while adjusting to hybrid work schedules.

The staggered rectangular spaces separated by the elevator core also allows for the leasing of half floors for smaller companies as well.
Urbanize Chicago reports that outdoor seating options will be incorporated for potential food and beverage tenants in the retail space that faces south into the public open space.
The $288 million project will pay $4.45 million into the Neighborhood Opportunity Fund to receive a 3.1 FAR bonus for the project. To meet sustainability goals, the building will need to:
- Achieve LEED Silver designation
- Incorporate working landscapes
- Provide EV charging stations
- Ensure 80% construction waste diversion
Now that Sterling Bay has the approval, they can now proceed with filing for construction permits. The previously announced groundbreaking date was the summer of 2022. They estimate that the project will create 473 construction jobs and roughly 2,500 permanent jobs in the area upon completion. The project is now slated for a 2024 delivery.
