Mississauga is undergoing a massive building boom and signs are visible wherever you look these days. Some construction is in the development stage and some have already started. Cranes can be seen all over but without the necessary supporting investments in roads, public transit and other infrastructure, like schools and hospitals, this sort of density could create headaches for local residents.
CP24 reports that the Lakeview Village development near the border with Toronto along Lake Ontario, where a 177 acre site that was once occupied by a coal plant is slated to be transformed into a mixed-use community that will eventually consist of 8,000 new units of housing, 200,000 square feet of retail and a 20 acre "innovation district," which aims to become a hub for technology and research.
Construction is well underway to the west on the 18-kilometre Hurontario LRT, which will provide higher-order transit along Mississauga's commercial spine for the first time and will connect Port Credit in the south with Steeles Avenue in Brampton.
Along the lake in Port Credit, three cranes tower high above another former industrial site which is also being redeveloped into a mixed-use community.
Brightwater is taking shape on a 72 acre site which was once a Texaco refinery but has sat undeveloped since 1985 due to environmental concerns.

The Residences at Gordon Woods Condos
This is a new condo development that is currently in the pre-construction phase by Edenshaw Developments Limited, and located at 2120 Hurontario Street. The project will include two mixed-use high-rise buildings of 22 and 36 storeys with a total of 559 condo units. The estimated completion date for occupancy for this property is still unknown.
IBI Group Architects is the architect behind the modern and striking architectural designs of the Residences of Gordon Woods. Three storey high townhouses and retail units are also being planned for this development.
2444 Hurontario Street Condos
This is a new condo development by P & S Ramlochan Property that is currently in the preconstruction phase. The project will feature a 31 storey single building with 215 units. The estimated completion date for this condominium property is still unknown. Arta Architects Inc. is the architect of these condos. The condo tower stands at 31 storeys, including a 4-floor podium.
The suites will have balconies and the space will include the following:
- Theatre room
- Gym
- Multi-purpose room
- Terrace with play area
- Outdoor parkette
- Lobby
- 180 underground parking spaces across six levels for both residents and visitors
420 Lakeshore Road East Condos
This is a new condo development by Plaza and is currently in the preconstruction phase. The condos are located at 420 Lakeshore Road East in Mississauga. The property will feature a 12-storey mid-rise condo tower with a total of 195 units. The estimated completion date for occupancy for this real estate is not yet determined.
Turner Fleischer Architects are the designers of this Port Credit neighborhood development.
46 Park St. Condos
This condo development is currently in the preconstruction phase by Edenshaw Developments Limited and is located at 46 Park St. East. It will include a luxurious high-rise building of 22 storeys with a total of 258 condo and 6 townhouse units. The estimated completion date is still unknown.
This development is in the heart of Port Credit and will be near Hurontario Street and Lakeshore Road East intersection and will include:
- One and two bedroom floor plans
- 531 square-metres of outdoor space on the seventh floor
- 501 square-metres of indoor amenity space
- 6-level underground parking garage with 200 vehicle and 202 bicycle spots
Artform Condos
This is a pre-construction condo development by Emblem Developments, located at 85 Dundas Street West. The property features a 16 storey high tower with a total of 405 residential suites. The estimated date of occupancy is still unknown.
Studio JCI is the architect for this project and will feature:
- Stunning design with a glass facade throughout
- Majority of the suites in the tower will have balconies and large windows
- Mixed-use development with space for residential, commercial and retail purposes
- 5,400 square feet of space for commercial use
- One bedroom to three bedrooms per unit
- Parking space for around 430 vehicles
- Numerous indoor and outdoor amenities
Mississauga Mayor Bonnie Crombie stated that property taxes are not sufficient to support the infrastructure that is necessary for all of the development that is taking place in Mississauga right now. She also stated that the eyes of the world are on Mississauga with the amount of development and renewal that is occurring in the city so it is vitally important that we have a provincial partner that will continue to invest in cities and really understand the needs of municipalities. Certainly the road network in the southern part of the city is very concerning so we do need infrastructure investments to support the GO train, the Hurontario LRT and the bus rapid transit line that is planned in order to alleviate the traffic and gridlock that exists today, let alone when these developments will be fully built out.
