Minto Communities' 123 Portland Street will soon add a 16 storey mixed use condominium development in Toronto's Fashion District. The site has already been cleared and backfilled. The rendering above and below by Sweeny & Co. Architects shows the exterior and interior of the building at the northeast corner of Adelaide and Portland according to Urban Toronto.
Three buildings that were on the lot have all been cleared a well as all basement areas backfilled with gravel.
Construction permits are under review at this time and also include a shoring and foundation permit which is also under review. As soon as the shoring permit is issued, drilling rigs will be able to start on the site's earth retention system. Excavation will then proceed to make way for the building's foundations and parking levels. 117 new condominium units are planned for the building.
A total of five floor plans are currently available ranging from 483 to 972 ft2 in area. These one, two and three bedroom layouts will come with the following:
- Integrated Miele appliances
- Quartz countertops
- Tile backsplashes
- Hardwood flooring
- French doors
The building will also feature a rooftop terrace that will be wrapped around its textural mechanical penthouse. The terrace will offer the following features:
- Mix of sheltered and open spaces
- Ample seating
- Views of the surrounding city
- Places for barbecuing and dining al fresco
- Terrace will comprise 70% of the 362 m2 roof
Minto is seeking to reduce the use of resources consumed by the building to minimize waste and cut back on greenhouse gas emissions with a variety of energy-efficient and environmentally-conscious features and practices.
