Mississauga's downtown skyline is changing as Rogers Real Estate Development Limited and Urban Capital in Mississauga's City Centre area have their first two towers topping out. M1 and M2 are the first two towers of the M City development underway. M1 and M2 were designed by Core Architects. M3 is the next M City phase already under construction below grade.
Urban Toronto states that this enormous complex under construction on a sprawling 15-acre site at Burnhamthorpe Road and Confederation Parkway is poised to break the record for Mississauga's tallest building four times. M2 at Confederation Parkway has a street wall that is beginning to take shape at the base of the towers and will feature a seven-storey podium fitted with frosted glass balcony guards. The frosted balcony guards now rise about two thirds of the way up the towers.
In addition to the frosted glass, the podium levels will also feature coloured glass clerestory panels. The coloured glass is being installed just above street level on both M1 and M2 podiums where they face each other. This will hide a couple storeys of aboveground parking. On the other sides of the podium, suites will wrap the aboveground garage.
BuzzBuzz states that M City Condos Phase 2 includes the following amenities:

- Sports Bar
- Seasonal Outdoor skating rink
- Rooftop terrace with BBQ and outdoor dining
- Concierge Service
- Dining area
- Kids' playground
- Lounge area
- Theatre room
- Rooftop pool
- Fitness Centre and steam room
BlogTO reports that the 4.3 million ft2, master-planned community's first two towers (M1 and M2) are reaching their final heights of almost 198 metres. These two towers feature a dazzling twisting shape that could be interpreted as an angular answer to the curvy Monroe towers.
The nearby M3 tower, which is now under construction will feature:
- 81 storey tower
- Reach a height of 260 metres
- Designed by architects IBI Group
Urban Toronto states that the pedestrian mews space will offer retail and public space away from the busy surrounding streets, and will be landscaped and boast enhanced sidewalk conditions.
M City is designed to fit into the Downtown21 Master Plan and will be a significant new mixed-use community in the city centre. This community will become the western gateway to Downtown Mississauga and compliment the Absolute Towers at the eastern gateway.
