LG Development Planning two rental projects in Fulton Market

The Chicago Plan Commission has given LG Development Group the OK for a pair of Planned Development applications that would bring a combined total of 1,079 rental units to the Fulton Market District. The two projects are located at 210 N. Aberdeen Street and 1150 W. Lake Street.

According to Urbanize Chicago, the revised zoning rules reversed a long-standing ban on new residential development north of Lake Street. LG had previously proposed office and hotel uses for the parcels north of Lake.

 

"The switch to residential was made during COVID when we realized that office and hotel were going to be difficult to get done. When residential became appropriate north of Lake Street, we shifted that way."

The zoning changes for the two proposals will still need the approval of the Committee on Zoning, Landmarks,, and Building Standards. The full City Council will also need to approve these proposals. The two proposals are shown below:

 

210 N. Aberdeen Street

The developer had originally pitched two towers back in 2019. A 21 story office and a 17 story, 187-room hotel at 210 N. Aberdeen. LG came back earlier this year with a single 19 story residential building that included the following:

 

 - 414 residential units

 - 10,000 square feet of ground floor retail

 - 102 parking spaces

 - Publicly accessible bicycle cafe with bike parking and bike repair stations

 

NORR Architects designed the 239 foot tall structure which features a masonry base and glassy upper floors. The historic Arthur Harris building will be restored and converted to retail space under the Planned Development.

LG will reserve 20 percent of the 414 units as affordable housing and they will be located on-site. The developer will also be working with the city's Housing Department to provide an additional 10 percent affordable units off-site.

$1.8 million of the $140 million development will go to the City's Neighborhood Opportunity Fund which helps support investment in underserved communities.

 

1150 W. Lake Street

Previous plans called for two buildings on the former site of Amylu Foods on the 1100 block of West Lake Street. The plans were approved by the Plan Commission in 2020. An office building was later removed from the proposal and replaced with another apartment tower.

The revised plan now calls for the following:

 

 - A 33 story, 330 foot tall building with 486 apartments on the south side of Lake Street 

 - A 20 story, 222 foot tall building with 179 apartments on the north side of the street

 - 36,800 square feet of ground floor retail

 - Total of 290 parking spaces

 

Gensler designed the two towers which will feature:

 

 - Masonry lower levels and upper floors clad in glass and aluminum

 - Pedestrians will pass through the southern parcel using "activated alleyways" that could contain pop-up retail, urban furniture or street art

 - Four-way traffic signal will also be added to the intersection of Lake Street and Racine Avenue

 

The 20 percent affordable-rate housing will be built on-site. This comes out to 113 units and LG will also work with the Housing Department to provide an additional 10 percent affordable housing off-site. $2.5 million will also go to the Neighborhood Opportunity Fund.
