The next phase of the Harvest Homes affordable housing project in East Garfield Park is moving forward as developer NHP Foundation advances plans for Harvest Homes II Apartments. A zoning application has been submitted for the site at 3456 W. 5th Avenue, located at the corner of S. Homan Avenue, just east of the first phase, which was completed in 2017. Designed by UrbanWorks, the new three-story residential building will introduce 50 affordable housing units and essential community amenities, reinforcing the area’s commitment to accessible and sustainable living.

Project Overview

Harvest Homes II will be constructed on a uniquely shaped wedge lot and designed with a U-shaped layout, wrapping around a central public plaza and garden space. This area will feature a playground and private patios, creating a welcoming and interactive outdoor environment for residents. The building will rise 41 feet in height and showcase a modern facade that blends dark gray ribbed metal panels, redwood ribbed metal panels, ironspot brick, and glass Juliet balcony railings, offering a contemporary yet durable aesthetic.

Chicago Yimby reports that the development will consist of 50 affordable residential units, available in one-, two-, and three-bedroom layouts, ranging in size from 600 to 1,100 square feet. Alongside the residential component, the ground floor will incorporate several key amenities:

Before construction can commence, the site must undergo rezoning. The current zoning classifications, RM-5 and B3-3, will be consolidated into a B2-3 designation under a Planned Development framework. This change requires approvals from the Chicago Plan Commission, Committee on Zoning, and City Council. Once these approvals are secured, groundbreaking is expected in Summer 2025, with completion projected for late 2026.
