The Far South Side of Chicago is about to welcome its first nationally branded hotel in nearly 40 years. Plans for the new Hampton by Hilton in Pullman have officially been approved by the Chicago Plan Commission, signaling a milestone moment for the community.
The new hotel will be a four-story, 62,000-square-foot structure located at the intersection of 111th Street and Doty Avenue. With 101 guest rooms, the Hampton will also include:
- A business center
- Exercise room
- Indoor Pool
- Surface parking lot
The $30 million project is expected to break ground in fall 2025, with construction taking 15 to 18 months to complete. This positions the hotel for an opening in late 2026 or early 2027.
The hotel will be built on four acres of Pullman Park, a redevelopment of a former steel site led by Chicago Neighborhood Initiatives (CNI). Situated near the 111th Street exit of the Bishop Ford Expressway, the location offers easy access to local attractions, including the Pullman National Historical Park, the Pullman Community Center, two Gotham Greens facilities, and nearby restaurants and retail centers.
By adding a nationally recognized hotel brand, the development aims to boost Pullman’s reputation as a destination for visitors, businesses, and community events. Once open, the project is expected to generate around 25 permanent jobs.
Block Club Chicago reports that financing for the hotel is a blend of private and public support. The Pullman Hotel Group is leveraging a $5 million Chicago Recovery Grant to acquire the property from CNI. Additional financial support includes:
$1 million from the We Rise Together grant (Chicago philanthropic organizations)
$1 million in equity investment
$6 million traditional loan from the Chicago Community Loan Fund
$500,000 investment directly from Hilton
This multi-source funding structure highlights the collaboration between public entities, private investors, and nonprofit organizations to bring long-awaited development to the South Side.
The Hampton by Hilton project will involve a variety of construction and design trades, including:
General Contractors and Construction Managers: Overseeing project execution and scheduling.
Structural and Civil Engineers: Ensuring the four-story steel and concrete structure meets safety and performance standards.
Masonry and Facade Specialists: Cladding the hotel with durable finishes that reflect Hilton’s brand standards.
Mechanical and Electrical Contractors: Installing HVAC, plumbing, and electrical systems for energy-efficient operations.
Pool and Recreation Installers: Building the indoor pool and fitness facilities.
Interior Finish Contractors: Delivering guest-ready interiors, including drywall, flooring, and custom finishes.
Landscape and Site Development Crews: Completing surface parking and outdoor areas.
Beyond its construction phase, which will support dozens of tradespeople and contractors, the project will strengthen Pullman’s local economy. With funding from state and city programs, the development is part of broader revitalization efforts that are making Pullman one of Chicago’s most promising corridors for growth. The project also complements the neighborhood’s mix of historic preservation and new development, blending heritage with modern amenities.
Once complete, the Hampton by Hilton in Pullman will not only provide much-needed accommodations but also serve as a catalyst for further growth in the area. From hosting visitors to the Pullman National Historical Park to accommodating business travelers and families attending local events, the hotel is positioned to elevate Pullman’s profile and provide long-term benefits to the community.
