Construction has started on the Heartland Corporate Center near I-80 and I-55 by the Shorewood Interchange according to Patch. HSA Commercial Real Estate and Clarion Partners of New York have partnered on this project which is said to be the largest single warehouse building HSA Commercial has developed since the company was started in 1981.
The 757,880 square foot warehouse is being built on a 46 acre parcel and will have 36 foot clear heights, 108 truck docks and 240 parking spaces for employees and visitors. Tenant occupancy is planned for early 2019 and according to the press release, "The new distribution center is being developed on a speculative basis." Developers have stated that Shorewood recently annexed the tract into the village.
"Despite the unprecedented growth and development in the I-55 corridor over the last couple of years, absorption and demand have remained extremely strong, which speaks to the strategic value of the market for large warehousing and logistics firms. We feel very confident about a quick lease-up based on the interest we have experienced thus far for Heartland Corporate Center, which is the single largest warehouse building we have developed in our company's history."

The general contractor for the project is Rosemont based Meridian Design Build and David Bercu and Matthew Stauber of Colliers are in charge of project leasing.
