Demo Permit Issued for New Lake View East Development

A demolition permit has been officially issued for a two-story masonry building at 455 W. Briar. The demolition will pave the way for a new residential development by GVP Development, replacing both the structure at 455 W. Briar and another building at 453 W. Briar.

Precision Excavating, the demolition contractor, will soon begin prepping the site, though no official timeline for construction has been announced.

 

Design and Architecture

With SGW Architecture & Design taking the reins on the architectural front, the upcoming building promises to stand six floors tall. It will consist of:

 

 - Eight large units

 - Ranging from 2,300 to 4,000 square feet

 - Upper five floors will hold residential units

 - 14 parking spaces on ground floor

 - Lobby and duplex unit also on ground floor

 

Urbanize Chicago states that the building's exterior is meticulously designed to resonate with early 20th-century neighborhood buildings, featuring brick with stone accents, stone cornices, and a mansard roof.

 

Location and Site Plan

Strategically located mid-block between N Sheridan Road and N Broadway, the proposal will replace two early 1900s single-family homes. The six-story structure will stand 82 feet tall, merging two city lots and setting slightly back from the neighboring buildings. The ground floor will accommodate both bicycle and vehicle parking along with residential space. Two new trees and updated landscaping will further enhance the site's aesthetics.

 

Interior Layout and Facade Transformation

The 30,400-square-foot project offers a unique mix of residential units, all boasting private balconies or terraces. Though the building facade underwent significant changes, it retains its characteristic brick cladding, now adorned with two prominent bay windows and precast concrete elements on the upper level. Stone accents and rounded windows maintain a connection with typical Chicago residential architecture.

 

Project Details and Approvals

Estimated at $3.5 million, the project is fully approved and has acquired the necessary city approvals and rezoning from R-5 to R-6. It's anticipated to create 20 construction jobs, with a roughly 12-month work period expected.

GVP Development's unique proposal is for an eight-unit six-story condominium building with indoor parking for 14 cars, a considerably scaled-down approach compared to the current zoning allowance of up to 22 units.
