DAC Developments Plans 23 Story Mixed-Use Tower

The development at 808 N. Cleveland was initially pitched as a 24 story hotel tower two years ago but later changed to a 23 story rental apartment building. DAC Developments has selected Focus to serve as general contractor as it gets ready to break ground on this Near North project.

Urbanize Chicago reports that this project has already lined up zoning approval from the city, but no building permits have been issued so far. The development team expects construction to take roughly 18 months and hopes for completion in early 2023.

The Pappageorge Haymes Partners designed building will include the following:

 

 - Contain 200 units

 - 284,000 GSF mixed-use building

 - 20,000 square feet of office space

 - 7,500 square feet of retail

 - Parking for 99 cars

 - Swimming pool

 - Spa

 - Fitness facilities

 - Co-working space

 - Game room

 - Party room

 - Arts and crafts room

 - Dog run

 - Pet spa

 

The building will rise next to the Chicago Lights Urban Farm and the mostly vacant CHA Cabrini Green rowhouses. Despite being on the north side of Chicago Avenue, the developers are calling the location River North. In actuality it is Near North which is an area that has experienced a remarkable transformation in recent years and will change even more with this project and the multiphase North Union megadevelopment. 

Work with Focus states that the building will consist of a concrete structure and a glass window-wall facade. The preliminary design looks a lot like the building's neighbor, the recently completed Hudson whose facade features a mix of light masonry and modern floor to ceiling glass.

The Focus construction team was selected due in part to their multifamily experience and thorough approach to value-engineering.

Focus has stated that it aims to break ground on 808 Cleveland in early October.
