Work has just begun on a new $30 million privatized Winchester House in Mundelein. Demolition and excavation work was just started on the former vacant soccer complex at 850 East Route 45 where the new facility will be built per the Chicago Tribune. Construction is expected to take 18 months.

It was originally named the Transitional Care of Mundelein during the zoning hearings in 2017. The 93,000 square foot facility will have 185 beds spread across three specialty wings.

The facility will include the following features:

 - A set of 75 suites for long-term care patients

 - 50 residential rooms for patients with memory conditions

 - Wing with 60 beds for patients who need short-term lodging and physical rehabilitation after joint replacement surgery or a heart attack.

Brad Haber, an owner of Innovative Health and the developer of this project, will have an ownership stake in the new facility and has stated that some changes in the ownership structure caused delays in getting various state licenses. He said, "There were no surprises and nothing changed on the project. We were just waiting on official approval. Any time you have even minor adjustments, you've got to tell the state and tell the lender for them to consider approval again."

Now that the work has started, the residents of the current Winchester House will be offered the opportunity to move in as soon as it's ready. Right now the current Winchester House has 130 patients.

One of the reasons for choosing Mundelein was a requirement to stay within a reasonable distance from the Libertyville campus as a courtesy to the existing customers and also because of how accommodating Mundelein was in the zoning process.

Mundelein's director of community development, Amanda Orenchuk, said the new facility will transform that corridor and bring modern services to the broader Lake County community. Get qualified leads from DataBid.

According to the Daily Herald, the current Winchester House opened in 1847 as a poor farm on what is now the Lake County government campus north and west of Milwaukee Avenue and Winchester Road and has evolved into a nursing home with 24 hour skilled care. The facility was faced with fewer residents and a substantial deficit and the county in 2014 decided to get out of the nursing home business. As the landlord, Lake County has provided subsidies to run the facility.

Innovative Health, a Rosemont based company, also is planning facilities in Lisle and Aurora but on a much smaller scale than in Mundelein. 

Transitional Care has an agreement with the county to complete a new building or vacate the current one as the mechanical systems at Winchester House are past their useful life and the county would be liable for potential costly repair or replacement.

This year, Lake county authorized a $250,000 contract with Globetrotters Engineering Corporation to assess the five-story building and prepare estimates for its eventual demolition.
