Condos & Retirement Home Planned in Brampton

Written by Judy Lamelza | Jan 16, 2024 12:06:09 AM

Brampton's Bramalea City Centre is on the cusp of a significant transformation, emblematic of the robust growth in the Greater Toronto Area's commercial construction sector. Lev Living's ambitious Bramalea Residences project is not just another development; it's a forward-thinking blend of residential and retirement living, setting new benchmarks in the field of commercial construction. This expansion is a clear response to the housing demand in Brampton and a prime example of innovative urban development.

Strategic Site Selection and Urban Integration

Located at 30 Peel Centre Drive, the 1.25-hectare site of Bramalea Residences is an exemplar of strategic site utilization. The choice of this mixed-use area, nestled among commercial, residential, and institutional zones, including a new Toronto Metropolitan University campus, demonstrates a keen understanding of urban dynamics.

Design Complexity and Construction Phasing

Urban Toronto reports that the project's design, led by Kirkor Architects Planners, is a masterclass in mixed-use development. The proposal  consists of the following:

 - Three towers

 - Two of them will be condominiums standing 50 and 55 storeys

 - One will be a 20 storey retirement home

The buildings will feature:

 - The two towers will feature 570 and 668 units

 - The retirement home will consist of 300 units

 - Total gross floor area adding up to 100,115m2

Residential spaces will occupying 80,978m2, the retirement home will add 17,752m2, and the retail offerings will cover 525m2. This mix caters to the growing need for multi-generational, amenity-rich living environments.

Phased Construction for Operational Continuity

A key aspect of this project is its phased construction approach. This strategy not only demonstrates how large-scale commercial developments can minimize disruption but also emphasizes the importance of meticulous project planning and stakeholder coordination.

The gross floor area breaks down into residential, retirement home and retail spaces and requires a nuanced approach to construction, balancing diverse usage requirements while maximizing space efficiency.

Elevator Planning and Amenity Design

The development's elevator planning, featuring five and six elevators in the tallest towers, and three for the retirement home, is a noteworthy aspect for commercial construction professionals. This results in approximately one elevator for every 110 units, a ratio that requires careful consideration regarding vertical transportation efficiency and occupant convenience.

The expansive indoor and outdoor amenity areas totaling over 7,500m² pose their own set of challenges and opportunities. These will include:

 - Central plaza

 - Memory care garden

 - Community planting areas

 - Outdoor dining

 - Children's play zones

There are also plans for a new road to connect Peel Centre Drive with Queen Street along the site's west side.

Infrastructure and Sustainability in Construction

The project's integration with the urban environment is crucial. This aspect underscores the need for seamless integration of new developments with existing urban infrastructure, a critical skill for construction professionals.

Sustainability is a key focus in modern commercial construction, and Bramalea Residences is no exception. The inclusion of a substantial number of bicycle parking spaces aligns with contemporary sustainable construction practices. Moreover, the underground parking solution, accommodating over a thousand vehicles, is a testament to the project's commitment to reducing its urban footprint.

The scale and scope of Bramalea Residences indicate the direction in which urban development is headed. As Brampton and similar urban centers continue to grow, projects like this will likely become more common, setting new standards for construction techniques, project management, and sustainability practices.

Bramalea Residences at Bramalea City Centre is more than just a development; it's a landmark project redefining Brampton's skyline and the construction sector's approach to large-scale, mixed-use developments. This project underscores the importance of adaptability, innovation, and strategic planning. As the industry evolves, Bramalea Residences stands as a beacon of the future, illustrating what is possible when cutting-edge construction techniques and thoughtful urban planning converge.
