Chicago’s Top 10 construction permits issued in June

According to The Real Deal, Sterling Bay's most recent project in Fulton Market is at the top of the list of the priciest building permits for the month of June. The project consists of the first of three office towers planned for the intersection of Green and Wayman Streets and is expected to be 19 stories tall.

The permits issued in June call for four schools, a city fleet facility and the Sterling Bay project among others. The top 10 priciest projects are as follows:

 

1. 333 North Green Street | $100 million

Sterling Bay's 555,000 square foot office project will be built in the West Loop's Fulton Market District located at 333 North Green Street and will cost $100 million. Also planned across the street will be the proposed 20 story tower at 330 North Green Street and the 21 story building at 360 North Green Street. The last two properties were once part of the Coyne College and were purchased in 2016 for a total of $25 million. 

 

2.  GEMS World Academy | $58 million 

The 13 story GEMS World Academy will have room for 1,440 middle and high school students in Lakeshore East and will cost $58 million. It is located at 355 East Wacker Drive and was designed by bKL Architecture and should be finished by the end of the year. Plans also include a two story library, a 500 seat auditorium and a rooftop deck.

 

3. Department of Fleet and Facilities Management | $24 million

The new headquarters for the Department of Fleet and Facilities Management was officially started in the spring of 2018 and will cost $24 million. It is located at 210 West 69th Street and will accommodate hundreds of snow plows, street sweepers and emergency vehicles. A new two story office building on the South Side in Englewood will also be included. This will be one of three new buildings planned with AECOM since Sterling Bay bought the department's 18 acre North Branch site for almost $105 million.

 

4. Big Red Tower | $21 million

The John Buck Company will be spending $21 million for renovations to their 45 story Loop Tower located at 333 South Wabash Avenue. This building was previously known as the CNA Building. The tower has been call "Big Red" for its bright accent on the downtown skyline. At the present time, 750,000 square feet of office space are now being advertised for lease.

 

5. 5555 North Sheridan Road | $17 million

Developer Joseph Ferrario is spending $17 million to renovate the co-op building at Bryn Mawr Avenue and Lake Shore Drive. The easily recognizable 19 story building has become an icon. A large part of the building's plumbing will be  replaced by the contractor, Bulley & Andrews and Architect Pappageorge Haymes Partners.

 

6. Hyde Park Academy High School | $15.25 million

Hyde Park Academy High School will be getting a $15.25 million structural overhaul. The Chicago Public Schools' plans call for masonry reconstruction, new windows and plumbing repairs. Also included are electrical system and ventilation repairs. The school is located at 6220 South Stony Island Avenue.

 

7. Palmer Elementary School | $12 million

Palmer Elementary School in Mayfair on the Northwest Side will be getting $12 million in renovations. Chicago Public Schools will also be replacing part of the roof. The school is located at 5051 South Kenneth Avenue.

 

8. 2845 West Belden Avenue | $10 million

A 100 unit apartment complex is being planned by the Inland Development Group for $10 million. Leasing of the homes is projected to begin next year with rents around $3 per square foot. The project is located at 2845 West Belden Avenue.

 

9. United Airlines | $8.5 million

A single story facility for United Airlines is being planned for O'Hare Airport for $10 million. The architect who is designing this project at 11601 West Touhy Avenue is Ghafari Associates. Airlines and city leaders made public their plans earlier this year regarding an $8.5 billion deal to revamp and enlarge the capacity of O'Hare Airport.

 

10. Marist High School | $9.5 million

Marist High School will be spending $9.5 million to convert a small, unused monastery at the Catholic high school located at 4200 West 115th Street in Mount Greenwood into science labs and a 1,700 square foot planetarium.
