Big Deahl Development gets Approval in Chicago's Lincoln Park

Structured Development has just received approval from the Chicago Plan Commission for a three-building addition to its $250 million Big Deahl development in Lincoln Park. The location is a 2.2 acre site at 1450 N. Dayton Street. The plan will add a public park and three residential buildings.

RE Journals states that the site is bounded by Blackhawk, Dayton and Kingsbury Streets and has a total of 487 units.

It will be developed in two phases. The first phase will include the following:

 

 - 10-story, 126 unit market rate rental building

 - 5-story, 34 unit affordable condo building

 - 0.5 acre park

 

The second phase would include:

 

 - 27-story, 327 unit market-rate rental tower located at the western end of the property

 - Situated around a park which will be privately developed

 

Since the development is located within the Near North pilot zone, 20 percent of the units will be affordable housing under the city's Affordable Requirements Ordinance. 34 affordable family-sized condos on-site will be available to buyers who qualify.

The homes will include a combination of two, three and four bedroom units and come with a deeded parking spot and must remain affordable for at least 30 years. An additional 33 affordable townhomes will be developed off-site at its Harrison Row Townhomes community which is located at 2849-59 W. Congress Parkway.

According to an article in Block Club Chicago, the three new residential buildings will wrap around the public park area, which is planned to include an entry plaza, gardens, sculptures and movable tables with chairs. The fitness studio will sit adjacent to the east.

The Chicago Department of Planning and Development Commissioner, Maurice Cox said the project blends in well to the surrounding area.

Some neighbors aren't so sold on the plan for this development. The project is coming to a small parcel just west of Halsted Street and south of North Avenue, which has seen a number of developments in recent years. One of the concerns from the neighbors has been congestion in that area which they believe will only be exacerbated by the new 27 story tower.
