59 Storey Mixed-Use condo building proposed for Humber Bay in Etobicoke

An official plan amendment and rezoning application was submitted by Marlin Spring Developments to the city of Toronto planners to build a 59 storey mixed-use development with 650 residential units at 2189 Lakeshore Boulevard West. 

Urban Toronto reports that Wallman Architects have designed a mixed-use tower of 59 storeys with a 2 through 11 storey base that gradually steps back with terraces as the building rises.

East of the site is the recently completed Eau Du Soleil, the 66 storey Sky Tower, and the 49 storey Water Tower. If approved, this condo building would be the second tallest tower on the lake side of Lake Shore Boulevard. Sky Tower right now is the tallest tower at 66 storeys high.

 - Level 3 is dedicated to residential amenity space

 - 1,393 m2 of indoor and 61.3 m2 of east-facing outdoor space

 - Rooftop of level 2 would include landscaping, seating areas and a water feature

 - Additional 335 m2 of indoor amenity space on Level 4

 - Residential units begin on Level 4

 -Balconies are located on all sides

 - Total of 650 condominium units

 - 9 studios

 - 383 one and one-bedroom with den

 - 190 two and two-bedroom with den

 - 68 three bedroom units

 - Four levels of underground parking for 230 vehicles

 - 652 bicycle spots

 - Panel railings create a wavy pattern on the facade of the tower on all four sides

 

According to Livabl, the site has been a service station since the late 1940's as part of a postwar wave of highway commercial development along the former Highway Two, which led to the creation of a strip of motels. Humber Bay Shores was formerly known as the Motel Strip where these motels operated along the south side of Lake Shore Boulevard West up until the late 1990's and early 2000's.
