A full building permit has been issued for a new five-story, mixed-use development at 2035 West Irving Park Road, located at the southwest corner of W. Irving Park Rd and N. Seeley Ave in Chicago. Developed by Altitude Capital Partners and Newport Realty, and designed by Jonathan Splitt Architects, this project will bring a modern, community-focused building to the bustling North Center neighborhood.
The Irving will rise 60 feet tall and feature a thoughtfully planned mix of residential and commercial components:
- 3,000 square feet of ground-floor retail space facing Irving Park Road
- Residential entry, coworking space, fitness center, and a secure bike room with capacity for 37 bicycles along Seeley Avenue
- 15 indoor parking spaces in a rear garage
- Rooftop entertainment area for residents
- Private balconies for select units
- Dog-washing station, private storage areas, electronic entry system, and virtual package concierge
The upper four stories will house a total of 37 residential units with the following configuration:
- 21 one-bedroom units (estimated rent: $2,200/month)
- 15 two-bedroom units (estimated rent: $3,000/month)
- 1 three-bedroom unit (estimated rent: $3,600/month)
Seven of the units will be designated as affordable housing.
Urbanize Chicago reports that the existing retail strip center was demolished in 2024 to clear the site. The new building permit was issued on June 11, 2025, nearly a year after its application. The reported construction cost is $6.5 million, and Newport Development Company is both the general contractor and co-developer.
This multi-faceted project will require skilled workers across a variety of trades, including:
