A new chapter in Lincoln Square’s urban landscape is taking shape with a mixed-use development proposed for 4943 N Damen Avenue. Spearheaded by a local developer and designed by Red Architects, the five-storey building will rise just south of W Argyle Street, replacing a one-storey commercial structure in a rapidly evolving corridor near Winnemac Park.

The new structure will stand approximately 65 feet tall and has already undergone multiple design refinements to address concerns related to neighborhood fit and visual scale. Notably, the top floor is now inset, reducing the building's street-level impact and enhancing its compatibility with the surrounding residential area. This visual step-back on the top floor creates large private terraces for the upper units, offering views of the tree-lined street while respecting the area's lower-rise architecture.

Chicago Yimby reports that the ground level will provide approximately 3,000 square feet of divisible retail space, offering flexibility for neighborhood-serving businesses such as cafes, salons, or boutiques. These storefronts will front N Damen Avenue, enhancing pedestrian engagement and contributing to a more vibrant streetscape.

The upper floors will house 16 residential units — all three-bedroom layouts — signaling a clear intent to accommodate families in an area often dominated by smaller-unit inventory. Each unit will feature private outdoor space, and careful design ensures all bedrooms receive natural light.
