4 Mixed-Use Residential Towers Proposed in Oakville

The Bronte GO Major Transit Station Area (MTSA) in Oakville is entering a new phase of transformation with the first major private development proposal under its recently adopted planning framework. Northbridge Investment Management, working with Turner Fleischer Architects, has submitted plans to redevelop 2172 Wyecroft Road, currently home to low-rise industrial buildings, into a four-tower, mixed-use residential community. The proposal signifies a deliberate shift away from historically industrial land use toward a dense, transit-oriented neighborhood supported by strong public transit access, pedestrian networks, and community amenities.

Re-Envisioning Wyecroft Road for Transit-Supportive Density

The MTSA planning framework, introduced through Official Plan Amendment 41, directs growth toward compact, walkable development near major transit nodes. The 2.36-hectare site sits immediately west of the large surface parking area for Bronte GO Station, placing future residents within 60 meters of the station’s west entrance and roughly 200 meters from the main rail building. This proximity to GO Transit rail and eight Oakville Transit bus routes supports living without heavy reliance on personal vehicles.

Currently, the site consists of three single-storey warehouse and commercial structures surrounded by surface parking. Industrial uses remain west of the property, while employment and office buildings occupy parcels to the north. The redevelopment would serve as a transition point between industrial lands and higher-density residential and employment areas, advancing Oakville’s long-term planning vision.

Site Layout, Massing, and Architectural Concept

Urban Toronto reports that the proposed plan organizes the site into two development blocks accessed by newly constructed public roads. One internal street would run parallel to the GO station access roadway, while another would branch southwest to divide the blocks and improve traffic flow.

Each development block consists of:

  • A U-shaped, six-storey podium

  • Two residential towers rising above the podium

  • Four towers total, with building heights of approximately 25, 28, 32, and 35 storeys, reaching 88 to 118 meters

In total, the development introduces 1,616 residential units, broken down as:

  • 980 one-bedroom

  • 583 two-bedroom

  • 53 three-bedroom units

A range of unit sizes supports diverse household types, including singles, couples, downsizers, and families. Each block would include its own vertical circulation core, though comments have noted that adding one more elevator per block could improve wait times during peak use periods.

 

Ground Floor Uses and Community Amenities

The proposal integrates essential community and daily-living services directly into the base of the development. At the podium level, the project includes:

  • 2,347 m² of retail space, primarily located at corner frontages

  • 1,015 m² of daycare space with adjacent secure outdoor play area

  • 3,053 m² of indoor amenity space shared across all four towers

  • 4,595 m² of outdoor amenity space, primarily on landscaped rooftop terraces atop each podium

These interconnected amenity zones encourage residents to move throughout the site and interface with outdoor spaces. The landscaped terraces create opportunities for socializing, relaxation, and gardening, while daycare services expand support for families living in a high-density urban environment.

Parking, Cycling Networks, and Transit Connectivity

Four levels of underground parking beneath each tower complex will provide 1,757 total spaces, including:

  • 1,475 for residents

  • 282 for visitors, retail users, and daycare users

The development prioritizes cycling access with 1,209 long-term bicycle parking spaces and 407 short-term spaces. Wyecroft Road is already a signed cycling route, and planned trail connections will directly link the site to the GO Station, making cycling a realistic daily commuting option.

Construction, Materials, and Structural Approach

The buildings are expected to use reinforced concrete construction typical of high-rise residential structures, with curtain wall glazing and a combination of metal panel and masonry detailing to define podium façades. Mechanical systems will likely include centralized HVAC with heat recovery ventilation, supporting energy efficiency and occupant comfort.

Construction Trades and Workforce Involved

The scale of the project will engage a broad range of construction professionals over multiple phases, including:

  • Site Preparation Crews – demolition, grading, and environmental remediation

  • Surveyors and Civil Engineers – road layout, servicing, and foundation coordination

  • Caisson Drill Operators and Excavation Teams – building multi-level underground parking

  • Concrete Formwork Carpenters and Rebar Installers – constructing podiums, cores, and tower floors

  • Ironworkers and Steel Erectors – reinforcing structural systems

  • Curtain Wall Installers and Glaziers – installing high-performance exterior glass systems

  • Electricians and Lighting Technicians – wiring high-rise electrical and smart control systems

  • Plumbers and Pipefitters – water, drainage, and mechanical distribution systems

  • HVAC Mechanics and Sheet Metal Installers – heating, cooling, and ventilation systems

  • Interior Carpenters and Drywall Installers – unit interiors and amenity layouts

  • Landscaping and Hardscape Crews – podium gardens, terrace planters, and public realm walkways

The project will provide long-term construction employment and support Oakville’s skilled trades workforce.

A New Chapter for Bronte GO Station Area

Once built, the development will become a gateway to the Bronte GO area, demonstrating how transit-oriented planning can support housing supply, walkability, and urban vitality. With retail, daycare, amenities, transit access, and new streetscapes, the project is structured to create a true complete community.
