Toronto’s Leaside neighborhood is poised for significant transformation with a new high-rise development proposed at 20 Brentcliffe Road. Spurred by the anticipated Eglinton Line 5 Crosstown LRT, Diamond Corp has submitted plans for a 39-storey mixed-use tower, designed by Superkül. The project is set to rise within a designated Major Transit Station Area (MTSA) near Laird Station, aligning with the city’s push for intensified development around key transit hubs.
The proposed tower would replace a one- to two-storey commercial building and surface parking lot at the northwest corner of Brentcliffe Road and Vanderhoof Avenue. The 4,870m² site is part of a larger development block that was originally zoned for employment use. A 2013 Official Plan Amendment request led to its partial rezoning for residential and mixed-use purposes.
Urban Toronto reports that the high-rise development will introduce 475 residential units, with 5% of the total residential Gross Floor Area (GFA) allocated for affordable housing for a period of 25 years. This aligns with Toronto’s growing need for inclusive housing solutions while integrating commercial and residential functions within the same structure.
Height & Density:
The tower will stand 126.8 meters (416 feet) tall.
A five-storey podium will extend along Vanderhoof Avenue, providing a pedestrian-friendly interface.
The total 30,628m² GFA includes 29,500m² for residential use and 1,128m² for ground-floor retail.
The development has a Floor Space Index (FSI) of 5.63, increasing to 6.95 post-parkland conveyance.
Material & Architectural Approach:
The building design will blend modern glass and concrete elements, maintaining an aesthetic balance with existing mid- and high-rise developments in Leaside.
The façade treatments and material selection will focus on durability and energy efficiency, meeting Toronto’s stringent sustainability standards.
Resident Amenities:
A 1,661m² indoor and 986m² outdoor amenity space will be distributed across levels 2, 3, and 6.
The 6th-floor podium rooftop will feature outdoor recreational spaces, enhancing resident comfort.
The development is expected to incorporate high-speed elevators, with one per 119 units, ensuring efficient vertical transport.
Public and Green Spaces:
The project includes a 468m² parkland dedication at the northeast corner, expanding an existing public park to the north.
A mid-block pedestrian connection will improve walkability and urban integration.
Underground Parking:
A two-level underground garage will provide 171 spaces for residents.
Six additional spaces will be shared between retail patrons and visitors.
One car-share space will be included to promote alternative transportation.
Cycling Infrastructure:
432 long-term and 96 short-term bicycle parking spaces will be available.
Bicycle storage will be located on Level 2 and at ground level, ensuring easy access.
The Leaside area is witnessing a wave of high-rise residential growth, with several projects already under construction or in planning phases:
North of the site: The 28-storey Frederick Condominiums is under construction.
South of the site: A two-storey retail plaza is under development at 70 Wicksteed Avenue.
West of the site: The 849 Eglinton East project will bring three towers up to 40 storeys.
With Official Plan and Zoning By-law Amendment applications submitted, the development is awaiting approval from the City of Toronto. If approved, construction is expected to begin after the completion of the Eglinton Crosstown LRT, ensuring transit connectivity for future residents. Ontario Line 3, currently under construction, will further enhance the area’s accessibility, with an interchange at Ontario Science Centre Station approximately 2.1km east of the site.
