37 Storey Condo Planned for Toronto

37 storey condo2

CentreCourt is the developer for a proposed 37 storey condo at 199 Church Street in Toronto. He has also constructed the Grid Condos and 411 Church. The plan calls for 478 units and the building will rise 122 metres high per Urban Toronto.

The designer is IBI Group, who designed the tower to play off the brick finish of the heritage buildings below with red brick columns between columns of windows. A cantilevered crown starts at the 29th floor and hangs over the south side of the tower. The building will include the following:

 - 79 studio apartments

 - 266 one-bedrooms

 - 82 two-bedrooms

 - 51 three-bedrooms

 - Limited underground parking for 67 stalls

The heritage townhouse frontages will be restored at the ground level and two of the three occupied by live/work units. The rest of the floor plate will be used for a residential lobby and servicing/garage entry for the tight site. There will be no retail stores in this project. Two rental units in the heritage buildings will be demolished and replaced in the construction of the new tower.

Bidding on Private Projects Requires the Right Tools

According to Blog To, Church Street has a colorful history and took its name due to the preponderance of cathedrals at it's southern end and is one of Toronto's older thoroughfares. It is a street rich in history from the Flatiron building at Wellington to Ryerson's campus around Gerrard Street to the Village at Wellesley.

When the Market District was the centre of commerce in Toronto, Church Street was one of the city's most important north/south streets and provided access to places like City Hall before it was located on Queen Street. Also access to the St. Lawrence Market and the St. James and St. Michael's cathedrals.

Church Street was a lovely tree lined avenue until about the 1940's. In the years that followed, many older heritage properties were lost to redevelopment and this has truly robbed the street of historic character.
