Crombie REIT and Northam Realty Advisors have submitted a proposal to the City of Toronto for a 36-storey residential tower in Scarborough's Oakridge neighbourhood. Located at 3130 and 3150 Danforth Avenue, the development is steps from Victoria Park subway station and would be one of the tallest buildings within the Council-approved Victoria Park Major Transit Station Area (MTSA).
Site Location and Surroundings
Urban Toronto reports that the proposed site currently hosts a one-storey Beer Store and a surface parking lot on the north side of Danforth Avenue, between Macey Avenue and St. Dunstan Drive. To the north are mid- and high-rise buildings, while to the south are low-rise homes. The site is within 200 metres (a three-minute walk) of Victoria Park subway station and 1.25 kilometres from Danforth GO station.
Project Design and Key Features
Designed by Arcadis, the tower will rise to a height of 124.7 metres and contain 483 residential units. Batory Planning + Management submitted a Zoning By-law Amendment application on behalf of the developers. The design features a U-shaped podium ranging from one to five storeys, defining the street edge along Danforth Avenue.
Building Specifications:
-
Total Gross Floor Area: 31,860m²
-
Residential Space: 31,182m²
-
At-Grade Retail: 678m²
-
Floor Plate: 820m² (above the city guideline of 750m²)
-
Floor Space Index (FSI): 10.0
-
Amenities: 1,980m² of indoor and outdoor space, including podium terraces and a sixth-floor rooftop terrace
-
Elevators: Four high-speed elevators (approx. one per 121 units)
Parking and Transportation Access
Despite being located in an MTSA, the proposal includes a two-level underground garage:
-
138 resident parking spaces
-
7 visitor parking spaces
-
330 long-term and 34 short-term bicycle parking stalls
The development takes advantage of its excellent proximity to public transit and cycling infrastructure, including the Danforth Cycle Tracks.
Construction Scope and Trades Involved
Should the project move forward, construction will involve a wide array of trades and significant scope. Anticipated activities include:
-
Demolition of the existing building and surface lot
-
Excavation and Shoring for underground parking levels
-
Concrete Forming and Pouring for foundations, core walls, and structural slabs
-
Steel Reinforcement for structural elements
-
Podium and Superstructure Construction including framing, glazing, and roofing systems
-
Cladding and Masonry for exterior finishes
-
Mechanical, Electrical, and Plumbing (MEP) installation
-
Elevator Installation with high-speed motors
-
Interior Finishing work including drywall, flooring, millwork, and fixtures
-
Landscaping and Public Realm Improvements to enhance pedestrian access and streetscape
Skilled trades expected on-site include equipment operators, ironworkers, framers, glaziers, roofers, HVAC installers, electricians, plumbers, painters, and general labourers.
Area Intensification and Development Context
The proposed development contributes to a growing cluster of intensification projects along the Danforth corridor:
-
1 Thora Drive (7 storeys, under construction)
-
507–513 Victoria Park Avenue (16 and 39 storeys, proposed)
-
2540 Gerrard Street East (29 storeys, proposed)
-
777 Victoria Park Avenue (12 and 35 storeys, proposed)
Planning Status and Next Steps
The application was submitted in April and is now being reviewed by City staff. The planning process will evaluate the project’s compliance with city policies, including its height, density, transit-oriented design, and infrastructure requirements.
While some local opposition may arise due to the project’s height, the development aligns with Toronto’s goals to increase housing supply in transit-rich areas.
Conclusion
The 36-storey tower proposed at 3130 and 3150 Danforth Avenue marks a bold step in Scarborough’s urban evolution. It promises to add hundreds of new homes, modern retail space, and job opportunities in construction and building trades. With its strategic location and scale, the project stands as a landmark development that could shape the next chapter of growth along Toronto’s Danforth corridor.
