A 31 story apartment tower is ready to break ground at 717 S. Clark Street in Chicago's Printer's Row per Chicago Curbed. A construction permit was recently issued for them to start on the foundation and the first four levels.
The plans have been changed since last month's 4th Ward town hall meeting. Two more floors were added and the amount of on-site parking has increased from 96 to 192 spaces according to information on the permit.
The tower will still have 349 residential units and by staying below 350 apartments, the development was able to move forward "as a right" without having to wait for a zoning change.
CMK Companies is the developer and the designer is Harshorne Plunkard Architecture. The site of the tower was the former Palmer Printing building and parking lot. Palmer was also Printer's Row's last operating printing company and sold the property to CMK for $14 million in 2018 according to Crain's at that time.
Construction on the foundation is beginning immediately provided that financing is fully in place. The Clark Street project will need another construction permit for its upper levels at a later date.
Per Chicago Curbed, the South Loop was once dominated by the printing industry. Over the last few decades, the neighborhood became more residential as a lot of the old printing factories found new life as loft condominiums.
CMK has been extremely busy with apartment developments. The group is behind a 16 story condo development at 1345 S. Wabash, a 28 story apartment tower at 1333 S. Wabash, and a pair of apartment buildings currently under construction at the corner of Wabash and 14th Street. CMK is also behind the multiphase Riverline project which is planned for the east bank of the Chicago River between Polk Street and Roosevelt Road.
