Fora Developments is looking to bring a colourful three-tower high-rise development to 2400-2440 Dundas Street West in the High Park North neighbourhood. This is currently also the location of a FreshCo grocery store and a Shoppers Drug Mart.
The towers will include:
- Heights of 18, 25 and 36 storeys
- 873 new residential units
- Two of the shorter towers will share a three-storey podium
- The Shorter towers will be clad in yellow and green
- Would also house a new grocery store, office areas and other retail space
- Amenities for residents
- Pet/stroller wash station
- Wrap-around terrace
- 36 storey brown-coloured tower would house co-working space
- Terrace on the podium's roof
- Green roof on very top of building
Toronto Storeys states that Fora Developments is also proposing the construction of a private roadway between the two podiums, which will have the added benefit of serving as a vehicular and pedestrian access point to the new Bloor GO/UP Express pick -up and drop-off loop, located just south of the development site.
The proposed park space would go just north of the private road, on a stretch of land between Dundas West and the front of the yellow and green building.
Urban Toronto reports that the proposal wants to capitalize on the site's prime location for transit commuters looking for easy access to Downtown or the Airport. The North Building's three-storey podium would connect the two towers, while the South Building is set to have a podium of four storeys.
The ground floor of the North Building includes more standard retail space as well, plus the entrance to the 1,669m2 grocery store and 638m2 office space on the second floor, both of which can be reached by escalators or elevators. The South Building's ground floor would feature a 930m2 co-working centre. The proposal places indoor amenity areas on the first and second floors of each building, while the South Building also features a double-height amenity suite of spaces on the 13th and 14th floors.
Ground floor and mezzanine levels of both buildings would have 989 bicycle parking spots, including 175 for visitors and 28 for non-residential use, while down below grade, the parking garage is designed with 212 parking spaces; 152 would be for residents and visitors, and 60 for non-residential use. There will also be space underground for a geothermal heating and cooling system to support the entire development.
The application was submitted to the City of Toronto on March 20, and is in the process of making its way through City Council.
