284 Condo Development Proposed in Mississauga

The charm of Mississauga's waterfront communities is catching more attention from developers and in the established community of Lakeview, developments like Brixen Developments' Exhale Condominiums shows that the renewal in older neighborhoods has become more attractive along major corridors served by transit.

Exhale Condominiums will be close to both Lake Ontario parklands and GO Transit's Lakeshore West line, with the Long Branch GO station less than a kilometre away.

The development will be located on an under-utilized site, previously a modest strip plaza. The plans call for:

 

 - 11 storey mid-rise designed by Architecture Unfolded

 - Totalling 284 boutique condo units

 - A mix of unit sizes from 400 square feet for studios to 1,500 square feet for three bedroom suites

 - Four storey brick podium with retail at grade occupied by restaurants and cafes

 - Extensive amenity program

 - Fitness centre

 - Co-working spaces

 - Kid's play areas

 - Dining rooms

 - Rooftop terrace with views of the lake

Urban Toronto states that the building will feature interiors from the Toronto-based firm esQape Design who took on the challenge of capturing the unique character of the area and translating it into the interior finishes. They wanted to create spaces that would stimulate engagement, spaces infused with warm neutral and light breezy colour tones along with visually dramatic stone features.

Brixen hopes to have approvals in place to begin construction by this summer. Sales are expected to begin this spring and occupancy is planned for early 2026.

The Real Estate News Exchange reports that Alexander D'Orazio and Andrew Iacobelli launched Brixen Developments in the summer of 2019 and even though the company is relatively young, the co-founders brought substantial experience to the partnership.

D'Orazio was previously an estimator for the Automated Group, a project manager for Minto Group and a project director for CentreCourt. Iacobelli was a controls engineer for JMP Engineering, worked in sales, project and operations management for the Automated Group, and was development and project manager for Queensgate Homes.

Brixen is based in the Greater Toronto Area community of Woodbridge (part of the City of Vaughan). Its focus is on developing mid- and high-rise residences around the GTA.

Brixen plans to launch sales for the Exhale project this spring. They closed on acquiring the vacant site from City Park Homes for an undisclosed price in October. City Park had taken the property through the rezoning process and demolished the commercial building which previously occupied the site. Brixen particularly liked the Exhale site because of its Lakeview neighbourhood location between Port Credit village and south Etobicoke and its proximity to shops and restaurants.
