23 Storey Office Tower Proposed in Downtown Toronto

Allied Properties REIT has applied for Zoning By-law Amendment (ZBA) and Site Plan Approval (SPA) for his proposed 23-storey office building at 460 King Street West on the northwest corner with Spadina Avene in downtown Toronto.

According to Urban Toronto, there are two buildings currently on the site that are listed on the heritage register, the 3-storey 460 King at the corner, and the 6-storey 468 King West. 

Morris Adjmi Architects of New York designed the building and ERA Architects will do the heritage work. The building will feature:

 

 - Existing heritage buildings will be integrated into its base

 - Tower will have a height of almost 90 metres

 - Office tower will offer 40,746m2 of new office space on levels 2-23

 - 919 square metres of retail at grade

 - Stepped upper floors

 - Outdoor amenity spaces

 - Lobby at southeast corner of the building

 

A pedestrian plaza will be designed by Claude Cormier + Associes between 460 King and the office tower, joining with public realm improvements that are proposed along the entire northern portion of the site on the existing 78 Spadina Avenue surface parking lot. 

 

 

No parking spaces are proposed beneath the new building in an effort to reduce the use of cars, encourage public transit use, and enhance the public realm experience. Cycling is encouraged and 179 bicycle parking spaces are proposed, 93 of them short term and 86 long term.

BlogTO reports that the tower design is almost reminiscent of a Tetris block, a rectangle with mirrored cutaways at the base of the tower's east facade and upper levels of its west facade.

The design creates a cantilever over the heritage components at the corner of King and Spadina, as well as terraces for office tenants at the top of the tower.

The site is served by streetcars linking to subway lines 1 and 2, while the 501 Queen streetcar is only a short walk away. The Ontario Line subway will also bring two stations (King-Bathurst, and Queen-Spadina) within 800 meters of the site.
