Representatives from Focus, Shapack Partners, Gensler and Walton Street Capitol along with officials from the City of Chicago took part in a groundbreaking ceremony for 167 N. Green Street. The 750,000 square foot, 17 story office building will be occupied by several large companies including WeWork, who will occupy 140,000 square feet of the office complex per RE Journals.
167 N. Green Street will seek LEED Gold certification and is located at the epicenter of Fulton Market between Green and Halsted Streets. The property will offer the following amenities:
- 360 degree views with floor to ceiling glass on all sides
- 13 foot plus ceiling heights
- Tenant lounge
- Outdoor terrace with rooftop garden
- On-site parking
- Fitness center featuring a yoga studio
- Flexible event space on top floor can accommodate town hall-style conferences or full size basketball court
- 30,000 square feet of ground floor retail
According to Connect Media, the Fulton Market office building is expected to open in late 2020.
The developers along with Walton Street Capital as their financial partner, provided $5.8 million in a Neighborhood Opportunity Bonus payment to the city in order to exceed their locations base zoning by more than 250,000 square feet. The 10% local portion of the Neighborhood Opportunity Bonus payment will be applied toward streetscape and field improvements at Skinner Park.

Per City of Chicago, the Mayor has stated that this project will create 250 construction jobs and more than 4,000 permanent jobs when fully occupied.

WeWork is the first publicly announced tenant for the office building with plans to occupy the 4th, 5th and 6th floors. WeWork was an early adopter in Fulton Market signing their first lease with Shapack Partners in mid-2013 and opening in the former Amity Packing Building at 220 North Green Street in 2015. WeWork will have more than 200,000 square feet in the Fulton Market District.
